"THE HOUSE INSPECTOR" is the name of our company.
We serve the D.C. Metropolitan area. During our nearly twenty-five years in business, The House Inspector has provided helpful aid to many homeowners and buyers.
Besides providing our clients with excellent presettlement inspections, waterproofing inspections and other miscellaneous inspections, The House Inspector provides consultation of all kinds for single family residential construction.
We also have a sister company, Pendleton Homes & Remodeling, which is a design-build contractor. This contracting expertise helps us provide a knowledgeable report. To prevent possible conflict-of-interest-charges, Pendleton Homes does not perform any corrective work for the projects for which The House Inspector has been hired.
You can avoid most, if not all, of the above headaches by hiring The House Inspector as a consultant for your remodeling or new home construction. We explain what your contract really says, "construction-term-wise", and often, more importantly, what it does not state because of omissions.
Be sure your contract allows for random inspections by a third party- The House Inspector, and by you- the owner.
An attorney should read over your contract for legalize, but most attorneys do not know the construction terms, methods,or process of construction; The House Inspector does.
If you like, we will recommend several attorneys that deal in home construction.
Our consultations can begin before the the contractor or even the architect is chosen. We are helpful in working with you to choose either or both, and will advise through the entire design process, and then through the actual construction phase where we monitor the construction work.
For some of our clients we have performed random inspections; for others we have met with them on site for certain issues.
In the event that construction is already underway and there are Homeowner/Contractor Problems, usually, the homeowner contacts us, but often it is the homeowner's attorney who calls.
The problems are discussed briefly by telephone, and if it appears The House Inspector fits the need, an appointment is made to view the project.
We inspect the areas of concern, and a determination is made as to whether our continued service is required. If it is, we request that the homeowner ratify a retainer letter.
Our services include a thorough inspection of the property, and creating a report to document the existing problems. Usually we discover many defects of which the homeowner is not aware. Often there are hidden and structural problems, and almost always there are building code violations that must be corrected.
Sometimes the homeowner and contractor come to an agreement using The House Inspector's report alone. If not, we are asked to produce a cost estimate for the repair and/or completion of the contracted work. Our knowledge of Pendleton Homes' construction methods and costs provide almost unquestionable cost testimony.
If the case is not mediated at this point, The House Inspector provides believable court or arbitration testimony.
If you would like to discuss your residential construction with us, please call (703) 356-2441.
In short, The House Inspector can keep you out of trouble and help prevent costly problems down the road, or we can help get you out of trouble when dealing with an adversarial contractor.
